Abstract:

The billing of construction works, which has to be correct and in accordance with the agreement, is playing a major part in the execution of the project. In conventional construction projects, the billing process is often lengthy. The numerous interfaces and the accurate and traceable quantity determination often pose a great challenge. By using Building Information Modeling (BIM) the billing process could be more efficient. Due to this, the present diploma thesis deals with the analysis of the billing process of construction works and the possibilities of further developing them with BIM. At the beginning of this thesis, the basics of the BIM-method are explained, based on a literature research. Among other things, the advantages and disadvantages of BIM are outlined in this chapter. Furthermore, the new roles and data interface is described. In the following chapter the basics of construction billing are explained. The first step is a detailed explanation of the standardised technical specification and the bills of quantities, since they form the basis for the billing of construction works. The illustration and explanation of the current accounting process of construction works forms the main part of this thesis. In addition to the own professional experience the extensive knowledge of experts as well as the analysis of guidelines for billing from various contracting authorities, was used for the survey. Out of this research, four standard processes were identified. A distinction is made here between the process of a reconciled invoice between the client and the contractor and uncoordinated billing, each with an external and internal local building inspection. The presentation of the current processes subsequently serves the analysis of these processes through the use of BIM. Expert interviews are conducted with different groups of people in order to be able to map out a possible billing process, the framework conditions which need to be created for it and the challenges which may arise. This thesis shows how BIM is currently being used for construction billing, what further potential exists and what increase in efficiency through the application of BIM in billing processes is possible in the future.
