Die vorliegende Arbeit befasst sich mit einem Einfamilienhaus aus dem Jahr 1955, welches sich in einer Kleinstadt in der Nähe von München (Deutschland) befindet. Anhand dieses Hauses, wird eine zukunftsorientierte Verbesserung der Wohnqualität, unter dem Aspekt des nachhaltigen Bauens aufgezeigt. Es werden mehrere Bauoptionen mit ihren Vor- und Nachteilen vorgestellt. Anhand einer Variante werden eine Lebenszyklusanalyse und eine Energiebilanz durchgeführt. Des Weiteren beinhaltet die Arbeit die Ausarbeitung eines energetisch- ökologisches- Konzepts. In der Nachhaltigkeit ist es wichtig die Umweltgesichtspunkte gleichberechtigt mit sozialen und wirtschaftlichen Gesichtspunkten zu berücksichtigen. Es bedeutet, Kindern und Enkelkindern ein intaktes ökologisches, soziales und ökonomisches Gefüge zu hinterlassen. Da Wohnen zu den Grundbedürfnissen gehört, ist das Bauen und Wohnen ein relevantes Thema für jeden von uns. Dazu kommt, dass das Bauwesen den größten Ressourcenverbraucher darstellt, also ein maßgebender Faktor mit Nachwirkungen auf Mensch und Umwelt ist. Immobilien sind mittlerweile ein Konsumgut, welches durch Abnutzung, technische Innovationen, aber auch durch Veränderungen von Lebensstil und Geschmack an Wert verlieren. Immer häufiger findet man leerstehende Gebäude, die ungenutzt Raum und Ressourcen nehmen. Es muss ein Umdenken geben und damit auch ein Ressourcenschonenderes Verhalten im Bauwesen. Dort nimmt das -Nachhaltige Bauen- eine Schlüsselposition ein.

The main subject of this work concerns a single-family house located in a small town near Munich, Germany. The house was built in 1955 and constitutes a perfect example to implement a concept that concentrates on a future-oriented improvement of quality of living whilst including the latest aspects of sustainable building. After the depiction of several possible options and the listing of their advantages and disadvantages, this work takes a closer look on one of those options. In the course of this, a life-cycle analysis and an energy balance will be conducted. In addition to that a concept being both energy-efficient and ecological will be introduced. In order to relinquish an intact ecological, social and economic environment to our children and grandchildren it is of utmost importance to consider both the environmental aspects as well as the social and economical ones. As the subject of living is one of the basic human needs, the topic of building and living is relevant to each of us. In this regard, it must be considered that the practice of building is responsible for the consumption of an immense amount of resources. Therefore, this topic constitutes one of the most influential factors having a lasting effect on humans and the environment. Nowadays, real properties not only underlie the effects of deterioration and technological innovations, but also the rapid changes of peoples´ lifestyles and tastes. Therefore, they must be understood as non-durable goods that quickly go down in value. With increasing frequency one can observe vacant buildings that are condemned to decay and because of his unfortunate aspect we are bereft of valuable space and ressources. It's about time to rethink our ways of building and implement a more ressource-efficient approach, as the topic of sustainable building has become one of the main objectives of a future-oriented way of living.
