Diese Diplomarbeit setzt sich mit der Erhaltung und Instandsetzung einer bestehenden Bausubstanz auseinander. Ein weiteres Thema ist die Problematik der Aussiedelung und Abwanderung der Einwohner und die Frage, was dem Stadtkern und den Einwohnern fehlt. bzw. was verloren gegangen ist. Im Mittelpunkt dieser Arbeit steht die Liegenschaft am Hauptplatz Nummer 17 in Eggenburg, welche seit der Schließung der Diskothek, des Pub und der Kegelbahn im Jahr 2004, zum größten Teil ungenutzt ist. Durch die Festlegung eines neuen Raumprogramms des Gastbetriebes und das Einbringen von Wohnungen in die bestehende Bebauung wird versucht, einen Teil zur Ortsbelebung für den Stadtkern beizutragen. Durch diese Umgestaltung könnte das Wohnen im Stadtkern für die Bewohner wieder interessanter werden, aber auch die Gemeinde könnte aufgrund von neu zuziehenden Menschen profitieren.

This diploma thesis deals with the maintenance and repair of the basic structure of a building. Another issue is the problem of resettlement and migration of inhabitants. Also the question what is missing in the town center and what would the local people like to have to make them stay here, or what has been fade away over the years. The focus of this work, is a real estate on the "Hauptplatz No. 17 in Eggenburg". Since the close-down of the nightclub, the pub and the bowling alley in 2004, most parts of this building are unused. By setting a new space allocation program of the building and the realizing of new different flats in the existing buildings I would like to try to reactivate a part of the town center. Through this reorganisation living in the town center for residents could be interesting again. Also because of new immigrants the community could benefit.
