In der vorliegenden Arbeit wird das bestehende System des Betriebs GRÄTZLHOTEL, leerstehende Gassenlokale zu Hotelzimmern umzufunktionieren, überdacht und um einen Schritt erweitert. Anstatt einzelner Räumlichkeiten soll nun ein gesamtes leerstehendes Gebäude in Anspruch genommen werden, dass nicht nur als neues Hauptquartier für den Betrieb, sondern auch als ein Hybrid zwischen Wohnen und Hotellerie verstanden werden soll. Diese neuartige Typologie beinhaltet den Anspruch auch auf raumorganisatorischer Ebene neue Maßstäbe zu setzen. Wohn- und Hoteleinheiten sind dabei zwar voneinander etrennt, werden aber als eine Raumeinheit verstanden. Jede dieser Einheiten soll die Möglichkeit besitzen einen Teil der Räumlichkeiten an TouristInnen zu vermieten. Die Besonderheit dabei besteht darin, dass der vermietbare Teil in der Größe flexibel bleibt. Die BewohnerInnen sollen sich also von Fall zu Fall entscheiden können wieviel Platz ihrer Wohnung sie an TouristInnen vermieten und wieviel Wohnraum sie für sich selbst in Anspruch nehmen. Als eine Art abgeändertes System der Untervermietung soll dies als Variante verstanden werden leistbaren Wohnbau zur Verfügung zu sstellen. All dies hat zum Ziel eine neue Sparte im Feld des Individualtourismus einzuführen und neben der Nutzung von bereits bestehenden Strukturen auch auf den Grundgedanken des GRÄTZLHOTELS ‚WienerIn auf Zeit zu werden‘ näher einzugehen. Dies alles durch die Durchmischung von TouristInnen und BewohnerInnen.

In the following thesis I would like to analyze the existing concept of the GRÄTZLHOTEL, transforming abandoned shops into hotel rooms, and take it to another level. Instead of individual rooms I would like to revitalize a whole abondened building, which should become not only the new headquarter for the company, but also a hybrid between residential use and hotel business. This new kind of typology should also set new standards in architectural planing and design. Residential and hotel-units are seperated from one another, but planed and organized as one compartment. Each of the units should provide the possibility to let a part of the compartment to tourists. However, the characteristic feature of that is that the lettable part of the unit is flexible in its size. The residents should have the possibility how much space of their unit they would like to use for their own and how much they want to let to tourists. As a new alternative to the traditional way of leting rooms to other people this system tries to find a way to make living in the city affordable again. The goal of all this should be to establish a new typology in the sector of individual tourism while using existing structures in the city and stand by the slogan of the GRÄTZLHOTEL: ‚Become a Viennese for a certain amount of time.‘ That all due to the intensive mixture between residents and tourists.
