The purpose of this master thesis is both to determine the optimal maintenance strategy and to select the adequate quality level concerning the overhaul of objects in student residences. For that matter, the developed systematic is exemplified through the student residence operator Akademikerhilfe. The focus is on maintenance cost-cutting by means of a maintenance strategy manual. The required data, particularly for calculation and analysis, is based on literature research, manufacturer's data as well as information given by Akademikerhilfe. The analysis and results are illustrated in the maintenance strategy manual. To give a better overview, the manual is divided into the maintenance guidelines and the maintenance summary. For every maintenance object the following results are developed: optimal maintenance strategies, maintenance intervals and times, abstract of costs and duration of planned maintenance activities. By using the net present value method, the optimal quality level is calculated depending on the particular age of the building. This method includes, among others, investment, energy and maintenance cost as well as personnel expenses. Above all, the aim is to provide the most efficient maintenance product depending on the age of the building. Due to the modular structure of this systematics it is possible to adapt the maintenance strategy manual to other areas and objects. Principally, the analysis and results of the master thesis emphasize that the damage-based maintenance is the optimal maintenance strategy for student residences. The strategy is appropriate because of both the difficult to estimate the expectation of life and the irregular deterioration according to the area considered. Choosing the optimal quality level by using the maintenance guidelines will lead to cost savings in the field of technical purchase. Products of different suppliers can be compared based upon evaluation criteria. By means of this comparison the optimal product for the particular moment can be determined. Furthermore, personnel and resource planning can be calculated in advance, referring to the illustrated maintenance properties. Hence, personnel bottlenecks can be avoided. In addition, the thesis shows that changes in the personnel structure for the waste management enables 30 % savings. Taken as a whole, the measures within the maintenance strategy manual lead to considerable savings.
