Abstract:
In der vorliegenden Arbeit wird der Aufbau von Facility Management Dienstleistungen innerhalb eines Industrieparks thematisiert.<br />Facility Management ist für Industrieparks als ein wesentlicher strategischer Wettbewerbsfaktor zu betrachten.<br />In klarer Abgrenzung von der klassischen Implementierungsmethode in Form eines "Greenfield Venture" wird die Implementierung über ein "Shared Service Center" aufgezeigt.<br />Beim "Greenfield Venture" im Rahmen eines Industrieparks wird ein Facility Management Dienstleister auf Initiative des Parkbetreibers ohne Rückgriff auf innerhalb potentieller und tatsächlicher Parkinsassen verfügbare, verwandte Kapazitäten und Kompetenzen aufgebaut. Im Unterschied dazu fokussiert die vorliegende Ausarbeitung eine Transformation der innerhalb eines Park-Stakeholders intern vorhandenen Kapazitäten und Kompetenzen in ein "Shared Service Center". Das "Shared Service Center" soll mittelfristig als Basis für eine Kooperation mit weiteren ansässigen Unternehmen fungieren.<br />Aufgrund des kooperativen Charakters des präsentierten Konzeptes, soll zum besseren Verständnis sowohl das Wesen der Kooperation, als auch spezifische Kooperationsformen wie das "Shared Service Center" beleuchtet werden.<br />Entstehung und Erfolg von Industrieparks werden wesentlich von Aspekten des Corporate Real Estate Managements und damit des Facility Managements beeinflusst.<br />Wesentliche Schlüsselbegriffe des Facility Managements werden kontextbezogen im Hinblick auf eine Anwendung im Umfeld von Industrieparks diskutiert. Der Schwerpunkt liegt auf einer Kategorisierung der relevanten Dienstleistungen nach Kompetenzbereichen sowie qualitativen Nutzenbetrachtungen.<br />Die organisatorisch-kooperative Implementierung eines umfangreichen Kataloges an Facility Management Dienstleistungen in Form eines "Shared Service Center Facility Management" wird über die Ausformulierung der drei Szenarien * Energieversorgung und Abfallbewirtschaftung * Schlosserei- und technische Gebäudedienste * IT-Services konkretisiert.<br />Den Betrachtungsschwerpunkt bilden qualitative und quantitative Nutzenbetrachtungen sowie konkrete Implementierungsempfehlungen. Die Implementierungsempfehlungen und die quantifizierter Bewertungen sind Resultate konkreter Projektarbeit im Auftrag von Insassen eines Industrieparks im bayerischen Wald.<br />

This thesis describes the implementation of Facility Management Services within industrial parks. Effective and efficient Facility Management can be considered as a fundamental competitive advantage for industrial parks. In contrast to the classical method of a "greenfield venture", the implementation via "Shared Services Center (SSC)" is described. In the specific case of a "greenfield venture" within an industrial park a provider of Facility Management Services is founded. This is done on initiative of the park operator, without recourse to relevant capacities and competencies of potential and current resident companies. However, this thesis focuses on the transformation of relevant capacities and competencies of potential and current resident companies into a "Shared Services Center". The SSC shall furthermore be used as an interface for intercompany cooperation.<br />Due to the co-operative nature of the presented concept both the characteristic of cooperation and specific forms of cooperation like the "shared services center" are highlighted for better understanding.<br />Development and success of industrial parks are strongly influenced by aspects of Corporate Real Estate Management and Facility Management.<br />Important keywords of Facility Management are contextually discussed in terms of an application within industrial parks. A special emphasis is put on the categorization of relevant services in competence areas, as well as a qualitative benefits analysis. Co¬-operative implementation of a comprehensive catalogue of Facility Management services as a "Shared Services Center Facility Management" is put into context by formulation of three scenarios:<br />* Energy supply and waste management * Locksmith's shop and technical facility management * IT-services.<br />The focus of the final chapter is a qualitative and quantitative benefits analysis as well as concrete recommendations for implementation. Finally, the thesis presents recommendations and quantified evaluations as a result of project work of resident companies within an industrial park in the Bavarian Forest.<br />
