In the industry in general and in Facility Management in special we have on one hand a rapidly changing environment, and on the other hand cost cutting and rising expectations of customers. In addition facilities are becoming more and more sophisticated and facility managers have to accomplish a highly legislative environment.
To fulfill these regulations (e.g. to carry out specific inspections) it is necessary to lever all possible synergies and cost savings.
Facilities Management per se on the management level is well known and realized, the leverage of synergies between the services on operational level is insufficient. A solution to fulfill above requirements is "Integrated Facility Services".
The key issue of this research study is to study synergies between the "service silos" like security, cleaning, office support, catering, property services etc. By leverage of synergies the ratio cost to worth can be improved.
As methodology "Value Analysis" was taken because Value Analysis and Integrated Facility Services have the same objectives like cost optimization, holistic view and are acting in an interdisciplinary environment.
The hypothesis that the more services are provided integrative the better will be synergetic and cost effects could be scientifically verified.
