Abstract The significant role of industrial and commercial parks in the spatial but also traffic-related structures in Austria is often highly underestimated. The aim of this work is to provide an overview of the requirements and impacts of industrial and commercial parks on traffic and space. In the first part the theoretical backgrounds, the definition of terms and frame conditions are presented. In the second part a case study analysis of four different industrial and commercial parks is carried out based on a first defined set of criteria. In addition, other aspects, such as the issues of sustainability, organization, environment and others are treated and parameters for the design of such parks from the analyzes of the three expert meetings, which were conducted with people from different sectors, are derived. With regard to a more sustainable development of industrial and commercial parks, this work is to provide guidance to better understand the complexity of these constellations.
